Stone House for sale in Berchules
This is a most charming property, full of natural appeal and great ´fengshui’. Situated in its own land, with wonderful open views, and the choice of two villages just 15 mins drive away. The finca is surrounded on three sides by woodland (oak) and on the fourth side the access track. There is a large terrace in front of and on the approach to the house, which is covered by a pergola with 4 vines, and wisteria and perfumed jasmine growing on front of house. At the side of the house is a garden with water feature and terraced bank put to flowers. The Alpujarreño style of the stone-built house is authentic, but being only 17 years old it is sturdy and earthquake resistant being constructed on its own concrete base. There a outside motion sensor lights, and the windows are double glazed with wooden shutters. It currently has one bedroom and two reception rooms. One of the reception rooms would easily be divided to make a computer room and a bedroom. It boasts a lovely slate floor throughout the house, and the entrance room has an attractive open-beamed and slate ceiling. The interior reception room is a large open-plan kitchen/diner/lounge, with a Rayburn solid-fuel cooking range (it has a back-boiler – not fitted – which could be made to run radiators and hot water if needed). The traditional hand-built kitchen has a double-sink, wall-fitted gas boiler (which feeds the shower room), and extractor over gas hob. It has a fully tiled toilet and shower room. The house is in good decorative order and well maintained. There is a very useful outbuilding attached and behind the house, with electrical power and lights, currently being used as pantry, and housing the generator, washing machine and spare fridge. The property has mains electric, mains drinking water, and good internet connection.
Currently this rural property is being used as a small-holding, with sheep, goats, chickens, geese and occasionally pigs, (all permissions for the animals are in place) so the land is well-manured and fertile. There are various out-buildings and fenced areas, each with drinking-water. The property has been chemical free for many years, and was more recently registered organic status. Its has rights to acequia water (agricultural water) each week in the spring and summer. Behind the house on higher land it has a lined and fenced balsa (for agricultural water collection and containment), from which we have piped water to irrigate various areas. There is also a second balsa alongside. There is a 90m deep well with 2kw pump – there is always water and it is never dry. It also has a constructed box building (deposito) originally used for drinking water for the house, which is currently used as emergency back up if ever needed. It has an era (tradition threshing circle) with an infinity view toward the villages of Berchules and Alcutar. There is a large, very productive vegetable garden, with almond, apple, apricot, peach and pear trees. Alongside the garden is the chicken compound, where there is a sturdily build wooden house. It has a guest accommodation of a single roomed wooden house which overlooks to village of Cadiar. It is a beautiful property to walk around, with special secret little places, and spectacular views everywhere.
